Arrange well water testing through your local public health unit. Pack documents, keys, and closing-note photos. Confirm access with any neighbours holding spares.
Arrival, first hour. Slow circle walk of the exterior. Stay 10 metres back from any downed lines. Check meters, visible wiring, and water damage signs. Test railings, stairs, and decking. Main breaker on, then secondary circuits one at a time. Stop if anything smells, flickers, or sparks.
Plumbing. Close drain valves. Replace drain plugs. Refill every P-trap. Open the main slowly. Run each fixture until water runs clear. Fill the electric water heater completely before restoring power. Relight gas or propane heaters per the manufacturer's instructions. Shock-chlorinate and test well water before drinking.
Pests. Sweep kitchen, pantry, mechanical room, attic, and closets. Photograph anything unusual. Treat small wasp nests at dusk. Call a pro for carpenter ants, bats, or active rodent infestations.
Insurance. Walk-through video with the date in the filename. Review your declarations page. Confirm coverage for dock, boats, outbuildings, and guests. Notify your broker of any changes or extended mid-season absences.
Exterior and waterfront. Scan the roof with binoculars. Check eavestroughs, soffits, foundation, decks, and stairs. Locate and mark septic components. Full dock walk with a rock-test. Inspect flotation, anchors, ladders, and electrical. Photograph shoreline condition.
Interior and safety. Ventilate thoroughly. Refill traps if any rooms smell off. Test every smoke and carbon monoxide alarm and check manufacturing dates. Replace any alarm over ten years old. Check fire extinguisher gauges. Run through an escape plan. Test fridge and stove before loading.
If something is wrong. Shut off water, then power if water is present. Document with photos before cleanup. Call your broker and any required trade before making repairs.
